Location and accessibility
Torremolinos is practically part of Málaga's metropolitan area, just minutes from the airport, with very good commuter train links. Nerja, on the other hand, sits at the eastern end of the province, further from Málaga city and the airport, with a quieter, less urban character.
Demand profile
Torremolinos combines well-established international tourism with residential demand from people working in Málaga city — it's an area with year-round activity, not just in summer. Nerja has a more clearly tourist-driven, second-home profile, with demand more concentrated in high season and long weekends.
Seasonality
This is perhaps the most relevant difference for an investor: in Torremolinos, thanks to its size and residential demand, seasonality is much less pronounced — there's rental and sales activity throughout the year. In Nerja, seasonality is more marked: high season accounts for a large share of vacation-rental returns, and demand drops considerably the rest of the year.
Which type of property suits each area
In Torremolinos, both beachfront tourist apartments and properties suited to the Living model work well, thanks to its active resident population. In Nerja, properties with more character (traditional houses, sea views, proximity to the old town) tend to perform better as high-season vacation rentals, though with less activity the rest of the year.
